Tenant improvement is our lane — build-outs and remodels of existing commercial space for national brands, developers, and property owners. Here's the work, plus the ground-up builds we take on when the project calls for it.

Take 5 Car Wash — Two Ground-Up Builds

Commercial electrical construction · Hillview, KY + Jeffersonville, IN · Take 5 Car Wash (Driven Brands)

An express car wash is one of the most electrically demanding small buildings there is — wash equipment, dryers, conveyors, and vacuum stations all pulling hard at once. We were brought in by the general contractors to build two ground-up Take 5 locations, working from the engineered drawings.

Tight deadlines — both hit

Real construction drawings never answer every question — and these left plenty. Our crew worked through the gaps in the field, kept both jobs moving, and hit tight deadlines at both locations — ground-up through final inspection, on a national brand's schedule. Both are open and washing cars today.

Jobs like these are exactly why we push design-build: when the people doing the load calcs are the people pulling the wire, the drawing problems never make it to the field.

Case study · Occupied renovation

Three LIHTC Apartment Communities — Occupied Full Remodels

Multifamily electrical renovation · Mount Lebanon Apartments (Louisville) · Yorktown Senior House (Louisville) · Woodland Heights (Hopkinsville) · ~300 units total

Affordable-housing renovations run on tax-credit financing — immovable schedules, stacked inspections, zero room for a trade that falls behind. Now add the hard part: all three communities were occupied, roughly 100 units apiece, one of them a senior building, with residents living there through the entire remodel.

Working occupied means every day is choreography — sequencing unit-by-unit so outages are measured in hours, coordinating access with management and tenants, keeping corridors, elevators, and life-safety systems live in buildings full of people.

Buildings re-metered at Woodland Heights

100%

Elevators kept in service for residents

The scope covered complete unit electrical renovation, common areas throughout, elevator work at every building — and a full meter center replacement across all 25 buildings at Woodland Heights, executed as building-by-building power cutovers around the tenants.

Replacing old, unsafe meter centers is the specialty Newman Electric was built on 35 years ago. These projects are that specialty at portfolio scale — occupied, on schedule, three times over.

Case study · Fire restoration · Design-build

Burned Out, Built Back — Twice

Design-build fire restoration · Clarke Power Services + Fibreworks Corporation · Jeffersontown, KY

Clarke Power is a diesel and fleet service operation — and in the kind of irony you couldn't script, a fire truck being serviced inside the shop caught fire. The blaze took the building's electrical system with it.

This one was ours from the first walk-through: we demoed the fire-damaged electrical completely — down to bare structure — then designed and built the replacement from scratch. No inherited drawings, no patching around damage. A clean design for a heavy-shop environment, built by the same crew that drew it, through final inspection.

Then it happened again across town: fire damage at Fibreworks Corporation, a Jeffersontown carpet manufacturer. Same playbook — demo the burned system, design the replacement, build it back. Fire restoration rewards exactly what design-build is: one contractor who can assess, redesign, and rebuild without waiting on anyone else's drawings.

Fire-damaged buildings design-built back

This is design-build the way we pitch it on every page of this site: hand us the building, and the people doing the load calculations are the people pulling the wire. Both businesses got their buildings back — cleaner and better laid out than before the fires.
