Tenant improvement is what we do
Most of our work is tenant improvement — taking an existing commercial space and rebuilding its electrical for a new tenant, a new concept, or a new decade. Retail, restaurant, grocery, medical and dental, office: we've built out spaces from 1,500 sq ft storefronts to 30,000 sq ft anchors for national brands like Nike, REI, Fresh Market, and Dave & Buster's.
TI work is its own discipline. You inherit the building's existing service and whatever surprises live above the ceiling. You work to the landlord's requirements and the center's rules, around neighboring tenants who are open for business, on a lease-driven schedule where every week of delay is a week of rent with no revenue. That's the environment we're built for — and why GCs and property managers keep bringing us back to the same centers.
